Mop-and-Shine Residue Builds Up

Grocery-store floor products leave a little something behind every time. Soaps, waxes, and acrylics do not rinse away. Do that weekly for a couple of years and you have a soft, tacky film across the whole floor. It scatters light, so the floor looks dull, and it grabs dirt, so the traffic lanes go gray first.

Rochester Grit Wears the Finish

From November through April, this area tracks in sand and road salt. All summer, grit blows off the driveway. That abrasive material gets held in place by the sticky film and works into the wear layer as a fine scratch pattern. A mop will not lift it. It has to be flushed out.

The Wrong Bottle Does Real Damage

Watch for four words on the label: polish, finish, restorer, refresher. Those are coatings, not cleaners. On hardwood they haze and yellow, and they have to be stripped before a floor can be refinished. On LVP they bond to the wear layer and wear off in patches, so you get shiny spots next to dull spots with no easy fix.

Texture and Seams Hold Soil

Most vinyl in this market has an embossed wood-grain texture. Those little grooves trap soil a flat mop head skates right over. Add the grime that collects along plank seams and at the shoe molding, and a two-year-old floor starts looking tired in an otherwise spotless house.

Hardwood and water do not get along, so we use the least moisture the job needs and pull it right back off the surface.

Residue and Film Removal

The mechanical action of our equipment lifts embedded grit and years of mop film out of the grain and out of the microtexture.

Optional Buffing and Final Walkthrough

On hardwood, buffing brings up luster and evens out the look of light surface scratches. Then we walk the whole job with you. Floors are dry and walkable in about an hour.

Can luxury vinyl plank floors be professionally cleaned?

Yes. LVP and LVT should be cleaned once a year, and twice a year in homes with pets or heavy traffic. We remove the mop-and-shine residue that dulls vinyl and flush soil out of the embossed grain a household mop cannot reach, using pH-appropriate solutions and non-abrasive equipment so the wear layer stays intact.

Why does my floor look dull and cloudy after I mop it?

Almost always residue. Household cleaners and restorer products leave soap, wax, or acrylic that does not rinse off. Layered over time, that film scatters light and traps dirt. We strip the buildup and bring the floor back to its original finish.

What is the difference between laminate and LVP?

Laminate has a fiberboard core with a printed image layer on top and swells when water sits on it. LVP is vinyl through the core, so it is waterproof and stable. LVP has largely replaced laminate here, which is why most floors put down in recent years are LVP or LVT.

Will professional cleaning damage my hardwood?

No. We use controlled moisture that is applied and immediately extracted, so water never sits or wicks into the seams. That is the opposite of steam mops and rental machines, which can cup boards and damage the finish.

Should I use floor polish on my floors?

No. Polish, finish, restorer, and refresher are coatings, not cleaners. On hardwood they haze and yellow. On vinyl they wear off unevenly. Buy a dedicated floor cleaner instead, and if polish already went down, call us before you add another coat trying to even it out.

How long do floors take to dry?

About an hour. Both hardwood and LVP cleaning use minimal moisture that gets extracted during the process, so there are no fans running overnight.
