That isn’t a mopping problem. It’s a residue problem, and mopping is what put most of it there.
Pinnacle Eco Clean has been cleaning floors in Monroe County homes since 1980. We do hardwood, and we do luxury vinyl plank and luxury vinyl tile, the LVP and LVT that has taken over Rochester-area remodels over the last several years. They’re two very different surfaces and they need two different approaches. Either way the job is the same: get the film off, get the finish back, and don’t wreck anything on the way.
Fair question. People use the words interchangeably and installers don’t always help.
Look at the cut edge of a plank, or pull one out of the leftover box in the basement. Laminate has a fiberboard core, wood pulp basically, with a printed photo layer on top. It swells when water sits on it, which is exactly why it fell out of favor around here. Luxury vinyl plank is vinyl all the way through the core. It doesn’t swell, it takes a wet mop without complaining, and it’s what almost everybody in this area has put down since roughly 2018.

Every off-the-shelf floor product leaves something behind. Mop-and-shine liquids, “restorers,” multi-surface sprays, most of what’s on the grocery shelf: they contain soaps, waxes, or acrylics that don’t rinse away. You mop, the water evaporates, the residue stays put. Do that weekly for two years and you’ve built a soft, tacky film across the entire floor.
That film scatters light, so the floor reads dull instead of glossy. It also grabs dirt, which is why the traffic lanes go gray faster than the rest of the room. Carpeted rooms gray out along the same lanes for the same reason, which is why carpet cleaning and floor cleaning usually get booked on one visit. And it keeps getting stickier, which is why the kitchen floor feels grabby under bare feet in August.
Rochester makes it worse in a particular way. Between the sand and salt tracked in from November through April and the grit that comes off the driveway all summer, this region puts abrasive material on floors year round. That grit gets held in place by the sticky film and works into the wear layer as a fine scratch pattern. No mop is going to fix that. It has to be flushed out.
So a dull floor is usually a coated floor rather than a dirty one. Removing the coating is a different job than cleaning the surface, and it’s the job we do.
This is the most expensive mistake we get called about, and it’s easy to make.
Walk down the floor care aisle at Home Depot or Lowe’s and you’ll find two products from the same brand, in nearly identical bottles, sitting right next to each other. Bona, Quick Shine, Rejuvenate: they all sell both a cleaner and a polish. The labels look almost the same. The products are nothing alike.
Watch for four words. Polish. Finish. Restorer. Refresher. Any of those means you’re holding a topical coating instead of a cleaner. You aren’t washing the floor at that point, you’re painting a thin layer of acrylic onto it.
On hardwood, that coating hazes over and yellows, and it has to be professionally stripped before the floor can be refinished. A sanding crew won’t work through it. On LVP it’s arguably worse, because the coating bonds to the vinyl wear layer and then wears off unevenly, so you end up with shiny patches next to dull patches and no good way to blend them.
Buy a dedicated floor cleaner and read the front label twice. If polish already went down on your floors, don’t add another coat trying to even it out. Call us instead. Removing coatings is something we do routinely, and catching it early costs a lot less than catching it late.

Popular brands like Bona, Quick Shine, and Rejuvenate offer both cleaners and polishes, but their labels can be confusing. Terms like polish, finish, restorer, and refresher indicate a coating, not a cleaner. Applying these products by mistake can leave a buildup that requires costly professional removal.

Hardwood is moisture sensitive and it has a finish sitting on top of it. Both of those facts drive everything we do.
We inspect before any product comes out of the van. A technician walks the floor with you to identify the finish type, find the spots where the polyurethane has worn thin, note scratches and pet damage, and check for existing coating buildup. Then we tell you what we can fix and what we can’t. If a room needs refinishing instead of cleaning, we say so. That isn’t a service we offer, so there’s nothing in it for us either way, and you’re better off hearing it straight.
The cleaning itself uses controlled moisture. A professional solution goes down with the minimum wetness the job requires, and it comes right back off the surface. Water never sits, never wicks into the seams, never gets a chance to reach the subfloor. This is the part rental machines and steam mops get badly wrong. Steam and hardwood are a bad marriage, and we’ve been called out to the aftermath more than once.
The mechanical action of our equipment lifts residue, embedded grit, and years of mop film out of the grain and out of the microtexture in the finish. This is where the shine actually comes back. Nothing is being added on top. We’re removing the haze that was blocking the gloss you already had.
Optional buffing brings up luster and evens out the look of light surface scratches. Then we walk the whole job with you while we’re still standing in your house, because that’s when a problem is easy to fix.
Floors are dry and walkable in about an hour. No fans running overnight, no camping out in the living room.
LVP is tougher than hardwood in the ways that matter for cleaning. It’s waterproof and there’s no wood finish to protect. But it has its own weak points, and treating it like hardwood, or worse like tile, is how people ruin a nice new install.
The wear layer is everything. That clear top layer is the only thing standing between the printed pattern and your life, and it’s thin. Harsh alkaline cleaners cloud it. Abrasive pads scratch it. Once it’s compromised the plank is finished, because there’s no refinishing it and no buffing it out. Replacement is the only fix. So we use pH-appropriate solutions and non-abrasive equipment, every time.
Texture is the other issue. Most luxury vinyl sold in this market has an embossed wood-grain texture, and those little valleys trap soil that a flat mop head glides right over. That’s a big part of why a two-year-old LVP floor starts looking tired in an otherwise spotless house. Our process agitates and flushes the texture rather than skating across the top of it.
Seams and edges get real attention too. Grime collects along plank seams, at the shoe molding, and around transitions, all the places an ordinary mop pushes dirt instead of picking it up. Where vinyl meets a tile entry or bathroom, the grout line on the other side of that threshold collects exactly the same thing, and our tile and grout cleaning takes care of it. Those are the lines your eye lands on when the light comes in low, so we work them deliberately.
For most homes though, the single biggest improvement is just stripping out the accumulated mop-and-shine film. Customers tell us regularly that they thought the floor was worn out. It usually wasn’t. It was buried.

It will remove built-up residue and film, pull embedded grit out of grain and texture, bring back the natural sheen, clean the seams and edges properly, reduce the look of light surface scratches on hardwood, and make a tired floor look years younger.
It won’t repair deep gouges, fix water damage or cupped boards, replace a worn-through LVP wear layer, or take the place of refinishing hardwood that’s down to bare wood in the traffic lanes. If that’s what your floor needs, you’ll hear it during the inspection and you can plan around it. And if your floors go dusty again within a week of being cleaned, the floor isn’t the problem. That’s usually the air ducts putting it back.

Timing matters more here than in most of the country, and two windows work best. Late spring, once the salt and sand season is genuinely over and you won’t just track it back in the following week. Or early fall, before the holidays, so the floors look their best when the house is full and before another winter’s worth of grit shows up.
Between visits: a walk-off mat at every entry, felt pads under every chair leg, and a dedicated floor cleaner rather than a polish. Sweep or vacuum the grit before it gets ground in. That’s most of the battle. One thing people miss: an area rug sitting on hardwood traps grit underneath and grinds it into the finish every time somebody crosses the room.
